That the Committee of Adjustment confirm the agenda, as circulated.

THAT minor variances from the provisions of By-law No. 2010-001-ZO, as amended, BE AND ARE HEREBY GRANTED to permit i. A required front yard landscaped area of 28 percent whereas the by-law requires a minimum front yard landscaped area of 50 percent ii. A minimum landscape strip in the front and interior south side yard (future exterior side yard) to be 1.5 meters in width whereas the by-law requires a minimum landscape strip of 4.5 meters in all yards; and iii. A minimum landscape strip in the interior north side yard to be 1.5 metres in width whereas the by-law requires that in the case of two (2) abutting lots developed individually, the minimum landscaped strip width within each abutting yard may be 3 metres, for a combined landscaped width of 6 metres, in conformity with the plan(s) attached to the Staff Report, subject to the following condition(s): 1. That the proponent obtains all necessary permits pursuant to Ontario Regulation166/06 as amended from TRCA.

A minimum rear yard setback of 8.75 metres whereas the By-law requires a minimum rear yard setback of 10 metres; and ii. A maximum lot coverage of 19.5 percent whereas the By-law permits a maximum lot coverage of 15 percent, in conformity with the plan(s) attached to the Staff Report, subject to the following condition(s): 1. That the Applicant/Owner provide the required fee payment for Minor Variances (Minor – Planner Review Only) of $525.00, to the Lake Simcoe Region Conservation Authority as per the Fee Schedule and obtain the Lake Simcoe Region Conservation Authority Permit for the proposed development.

That Consent Application File No. CA-22-52 and Minor Variance Application File No. CA-22-53, BE AND ARE HEREBY DEFFERRED.

That Minor Variance Application File No. CA-22-54, BE AND IS HEREBY DEFFERRED.

That Minor Variance Application File No. CA-22-55, BE AND IS HEREBY DEFFERRED.

THAT minor variances from the provisions of By-law No. 2010-001-ZO, as amended, BE AND ARE HEREBY GRANTED to permit i. A minimum interior easterly side yard setback of 6.78 metres whereas the By-law requires a minimum interior side yard setback of 9 metres; and ii. A maximum building height of 5.64 metres whereas the By-law permits a maximum building height of 5 metres, in conformity with the plan(s) attached to the Staff Report.
